Fountain Valley houses and what's in their attics

Most of our Fountain Valley calls come from tract neighborhoods of one-story and two-story houses on flat lots, homes that have been lived in for a long time. When I climb into those attics, I usually find insulation that has settled thin, a hatch with nothing sealing it, and can lights with gaps around them where they cut through the ceiling. The two-story houses bring the other common call, a room over the garage that stays hot while the rest of the house is fine. We do the same work next door in Costa Mesa, so these floor plans are familiar to our crew.

Older houses have had years for things to collect in the attic, so the first job here is usually finding out what the old insulation is hiding before anything new goes on top of it.

Insulation work we do in Fountain Valley

  • Spray foam insulation

Foam seals air and insulates in one pass, so we suggest it when the ducts in your attic are part of the problem. It costs more than loose fill, and I'll tell you when it isn't worth it.

  • Attic insulation

Most Fountain Valley calls end up here, with an attic that has settled thin over the years. We seal first, then bring the depth up evenly all the way to the edges.

  • Blown-in insulation

Blown-in insulation is loose fill we blow through a hose, and it fills in around the joists and wiring without leaving gaps. For a top-up over sound old material, it's usually the best value.

  • Home insulation

When more than one room is drafty, I look at the attic, walls and floors together. Then we fix them in the order that actually pays off.

  • Insulation removal

Old insulation that's soaked or full of droppings comes out first, because new material over it just hides the problem. We bag it and clean the attic before anything new goes in.

  • Crawl space insulation

Cold floors over a crawl space usually trace back to bare framing under the floor. We insulate between the joists and hold it up tight so it stays in place.

  • Wall insulation

Exterior walls in older houses are often empty or only partly filled. We can usually fill them through small holes without opening up the whole wall.

  • Air sealing services

Air sealing means closing the gaps around pipes, wires and fixtures before any insulation goes in. It's the step that makes everything after it work, and it's what we're known for.

  • Basement insulation

Basements are uncommon in Fountain Valley. For the houses and buildings that have one, we insulate the walls and the rim joist where the floor framing meets the foundation.

  • Closed-cell foam insulation

Closed-cell foam is a dense foam that blocks moisture as well as air. We use it where dampness is part of the problem, like a rim joist or the underside of a floor.

  • Open-cell foam insulation

Open-cell foam is softer and lighter, and it suits rooflines and walls where you want the air sealed without paying for closed-cell. I'll tell you which one your space calls for.

  • Commercial insulation

We insulate offices, shops and rental units for property managers in Fountain Valley. We plan the work around the people who use the space.

  • Crawl space vapor barrier

A heavy plastic sheet over the dirt in a crawl space keeps ground moisture from rising into the framing. It also protects the insulation above it.

  • Vapor barrier installation

We add a vapor barrier where a wall, floor or ceiling needs one to keep moisture out of the insulation. Where a barrier would trap moisture instead, we leave it out.

  • Attic air sealing

Before a single bag goes in, we seal the hatch, the can lights and the holes around pipes and wires. That way the new insulation isn't fighting a draft.

  • Retrofit insulation

Retrofit insulation means adding insulation to a finished house without tearing it apart. Most Fountain Valley homes need exactly that.

What we know about insulation jobs in Fountain Valley

Building permits in Fountain Valley come from the city's Building & Safety Division, and the owner, the contractor or an authorized agent applies to the building official before the work begins. We check with the city about your job and take care of the permit when one is needed, and when it is, that step sets part of the schedule. It's worth checking two things about any contractor you hire here. The first is a state license, because the Contractors State License Board licenses and regulates contractors in California. The second is a city business license, which Fountain Valley requires of every subcontractor before they start work, and the city's business license office takes questions at 714-593-4421.

We drive up from our base in Aliso Viejo. I come out to look at the attic myself, and our own crew does the work, licensed and fully insured. The price comes down to what I find up there. That means how many inches are already down and whether they can stay, whether old material has to come out first, how many gaps need sealing, how easy the attic is to reach, and whether the ducts run through it. The schedule turns on the same things plus any permit, and the free estimate is where I write all of that down so you know what has to happen first.

  • Tell us if you've had a re-roof or new ducts, because that work often leaves the insulation crushed or pushed aside.
  • If the room over the garage is the hot one, we check the ceiling and the walls it shares with the garage, since that's usually where the gaps are.
  • We keep the eave vents clear when the new depth goes in, so the attic keeps breathing and moisture doesn't build up in the framing.
  • Coverage runs even out to the edges, where settled insulation is usually thinnest, instead of piling up in the middle.
  • On permitted jobs, the city wants the subcontractor form two weeks before the final inspection request or the final gets delayed, so we turn ours in early.

Fountain Valley insulation questions

Do I need a permit to add insulation to my attic in Fountain Valley?

Don't assume your attic job is exempt. The city's list of work that needs no building permit covers finish work like painting, tiling and carpeting, and it doesn't name insulation. You can ask the Building Division directly at 714-593-4429, and we ask them about every job before we start.

How much can a contractor ask for as a down payment in California?

The state contractor board says a contractor can't ask for or accept a down payment of more than $1,000 or 10 percent of the total contract price, whichever is less. The board says that rule covers all home improvement projects. If someone asks for more up front, ask why before you sign.

Do we have to leave the house while you insulate the attic?

Usually not for blown-in insulation or air sealing, though we'll ask you to keep kids and pets away from the hatch and out of the rooms we're working in. Spray foam is different, because the foam maker sets the re-entry time, which is how long you wait before coming back inside. We go over that with you before we spray.

Should I get spray foam or blown-in insulation for my Fountain Valley house?

For most houses here, sealing the gaps and topping up with blown-in insulation is the better buy. Foam costs more because it seals air while it insulates, and it earns that price when your ductwork runs through the attic. I'll tell you which one your attic needs once I've been up there.
