I look at your roof deck myself
I come out in person and look over the roof deck, the old insulation and where your ducts run, and our own crew does the work. I've run this business in Aliso Viejo since 2013.
Upstairs too hot and the power bill climbing? We check your roof first, then foam the roof line so the attic is sealed and insulated.

Closed-cell foam insulation in Aliso Viejo is a dense, rigid foam we spray on the underside of your roof deck. It seals the attic against air and insulates it in one layer. It's hard to crush, and each inch gives about R-6, a measure of how well it slows heat. At its usual thickness it lets almost no moisture through.
Foam at the roof is the higher-cost way to insulate an attic. Insulating the attic floor with blown-in cellulose or fiberglass, which is loose fill blown in through a hose, usually costs less. So when I'm up in your attic, I'm asking whether foam earns its price. If your ductwork runs up there, it often does, because foaming the roof puts those ducts inside the sealed space. If not, sealing the gaps and topping up the loose fill usually wins, and I'd rather tell you that than sell you foam you don't need.
The price moves with how much roof deck we cover, how thick the foam goes, whether old insulation or a roof leak has to be dealt with first, and whether the foam needs a covering. The schedule mostly turns on the roof, since any repair comes before us, and on a date when your household can be out of the house. The state licensing board requires a licensed contractor on any job like this once labor and materials together reach $500. My written estimate lists each step in order, so you can see where your number comes from.
You call or send a message, and we set up a time for me to come out. From there it goes in three steps.

I write down what I find, step by step, starting with anything that has to be fixed first, like a leak in the roof. That way you know what has to happen before any foam goes up.
Aliso Viejo allows construction from 7 a.m. to 8 p.m. Monday through Friday and 8 a.m. to 8 p.m. Saturday, with none on Sundays or federal holidays, so we book your date inside those hours. We're licensed and fully insured, and I look the work over before we call the job finished.
Foam under a roof deck should go on a sound roof, so I start by looking for old leak stains on the deck, and if a roofer needs to come before us, I'll tell you. Our crew then pulls out any old insulation that's wet or full of droppings, because new work over it just keeps the problem in place. We close off the attic vents, since the attic becomes part of the inside of the house once the roof line is foamed. Then we spray the foam in passes across the underside of the roof deck and down the gable walls, keeping it as thick at the eaves as it is in the middle. Where the foam or the code calls for a covering, a coating or drywall goes over it, though not every foam needs one.
If you're comparing foams, we also install open-cell foam insulation, a softer, lighter foam, and we'll talk through both at your estimate. Property managers call us for the same work in offices and rental buildings through our commercial insulation service.
The order matters more than the foam, because foam laid over a leak or a gap only hides it. Here's what the job looks like for you.
If I find leak stains, the roof gets repaired before we come, so if you've had leaks before, plan and budget for that repair ahead of the foam. It's the step that most often moves the start date.
Everyone in the house, kids and pets included, stays away while we spray and for a while after. Ask us about our safety steps before you book, so you know what to expect on the day.
Our crew masks off what shouldn't get foam and sprays the roof line in passes while the house is empty. Once we're done, we clean up and leave the house closed up until it's time for you to come back.
When you're back inside, I'll show you how thick the foam went on and where it covers. If anything looks off to you, tell me and we'll look at it together.
Send us your attic type, what you know about the roof and roughly how big the house is, or call (949) 619-8040. We respond within 1 business day to set a time, then I come out and give you a free quote on site. There's no pressure to book.
(949) 619-8040Closed-cell spray foam in Orange County usually costs about $1 to $1.60 per board foot, which is a square foot of foam one inch thick. That's a county-wide guide for the foam itself. Your total depends on how much roof deck we cover, how thick it goes and any repair that has to come first, and your estimate spells that out.
Federal consumer safety guidance says to stay out during the spraying and for at least 24 hours after it's done. That's your re-entry time, the point when you can come back in. Plan a place to stay for that whole stretch before you settle on a date.
The City of Aliso Viejo issues building permits in the name of either the licensed contractor or the property owner, and whoever's name is on the permit is responsible for the work. Permit questions belong to the city's building office, so we check with them about your job and take care of the permit when one is needed.
The city lists Aliso Viejo in California's Climate Zone 6, and under the state energy code, the standards for insulation and the rest of a building's shell depend on that zone. So a foam job here is held to the zone 6 standards, and we sort that out before the estimate, not on spray day.
Most of our calls in Aliso Viejo are about hot upstairs rooms, the room over the garage and power bills that jump every summer, and many of those houses have ductwork running through the attic. We do the same work in Laguna Niguel, Mission Viejo and plenty of other cities across Orange County.
Booking the look early leaves room for a roofer if one is needed, so call (949) 619-8040 or send the form.
If you're still weighing foam at the roof against the attic floor, send us a message and we'll talk it through.
